Florida Home Insurance Pricing by County

Insurance costs in Florida vary as much by county as by property type. Coastal wind exposure, flood zone, and which carriers are actively writing in an area all move the number. This page shows the ranges I see in real quotes, only for the counties, cities and property types where I have quotes from at least 3 different homes.

Quick answers

Why does county matter for home insurance pricing?Coastal wind and storm-surge exposure, and which carriers are actively writing there, both vary sharply by county and show up directly in pricing.
Why are only a few counties listed? We only show a range once quotes from at least 3 different homes back it. Most of the quotes I see come from the Tampa Bay area, so those counties make up most of the table for now.
Where can I see pricing by property type instead? The Insurance Pricing guide breaks costs down by property type, from the same quotes.

Pricing by County

The tables below list only the counties, cities and property types where I have quotes from at least 3 different homes. Each row shows the median quote up to the higher end of what I see (the 75th percentile), rounded. If a county or property type isn’t listed, I don’t have enough quotes there yet, so we leave it out rather than guess.

Please read: these are ranges I see, not your price.

  • These numbers come from real quotes I’ve seen, mostly for homes in the Tampa Bay area and a few other parts of Florida. They show what I typically see in those areas, not what every Florida homeowner pays.
  • Your price depends on many factors: your exact location and distance to the coast, roof age and type, year built, construction, wind-mitigation features, coverage amounts, deductibles, claims history, and which carriers are writing in your area.
  • I show the median (half of the quotes were at or below it) up to the higher end (about three in four were at or below it), rounded. Some homes quote below these ranges, and some quote well above them.
  • Nothing on this page is a quote or an offer of coverage. The only way to know your price is a quote for your address.

Prices have generally gone up, so ranges that lean on older quotes may run low. Every Florida policy also carries a separate hurricane deductible, usually 2% to 10% of the dwelling limit, which you pay first on a hurricane claim.

The same quotes, grouped by city. As with counties, a city only shows up for a property type once I have quotes from at least 3 different homes there.

How This Table Works

Every number on this site has to trace back to a real source. Rather than fill in national averages or modeled estimates, we only list a county and property type once quotes from at least 3 different homes back it. Most of the quotes I see come from the Tampa Bay area, which is why those counties make up most of the table. We’ll add more counties as more quotes come in.

For ranges by property type, built from the same quotes, see our Insurance Pricing guide.

What Moves Pricing From County to County

Coastal wind and storm-surge exposure

Carriers price wind risk using catastrophe models that weigh distance to the coast heavily. Counties along the Gulf and Atlantic coastlines, especially in South Florida and the Panhandle, typically carry higher wind-risk pricing than inland counties like Alachua, Marion, or Polk, all else being equal.

Which carriers are actively writing there

Not every admitted Florida carrier writes new business in every county. Some carriers pull back from the highest-risk coastal territories after major storm seasons, which narrows the field of quotes available in those counties and can push pricing higher simply due to reduced competition. Our carrier directory shows where each carrier is actively writing.

Flood zone designation

Homeowners insurance does not cover flood damage. That’s a separate policy, typically through the National Flood Insurance Program or a private flood carrier. Still, a home’s flood zone can affect the overall cost of insuring it, since some carriers factor elevation and flood risk into wind and water-related endorsement pricing even on the homeowners side.

Citizens Property Insurance availability

In counties where private carriers have pulled back, Citizens Property Insurance Corporation often becomes a larger share of the local market. Because Citizens’ rates are set by statute rather than competitive pricing, its presence can influence the range of quotes homeowners see in a given county. See our Citizens Property Insurance Corp profile for how that works.

The most reliable way to know what your county costs today is to get a real quote for your address. The county ranges above are a starting point, not a substitute for that.

Frequently asked questions

Why are only a few counties listed?

Because we don’t publish a number unless real quotes back it. Each county and property type needs quotes from at least 3 different homes before we list a range, and most of the quotes I see so far are from the Tampa Bay area. We’ll add more counties as more quotes come in.

How is the county-level data sourced?

From real home insurance quotes I’ve seen, including every carrier that quoted, not just the policy the homeowner chose. County comes from the property’s ZIP code, and names and addresses are never published.

Which counties are typically the most expensive to insure in Florida?

In general, coastal counties in South Florida and the Panhandle, where wind and storm-surge exposure is highest, tend to see higher premiums than inland counties. Among the counties in the table, Broward had the highest single-family range (about $12,600 to $17,000) and Marion the lowest (about $1,600 to $2,500). Small counts like these can shift as I see more quotes.

When will more counties be added?

As soon as there are quotes from at least 3 different homes for a county and property type. If you want a real number for your home right now, use the form below to request an actual quote.
